However, many newly arrived immigrants may find themselves unfamiliar with the process of buying a house in the province of British Columbia (BC). It is imperative for them to acquaint themselves with the regulations governing mortgage loans and the conditions for home purchases, ensuring that they do not risk losing a lifetime's worth of hard-earned capital.

Navigating the intricacies of the homebuying process in BC requires a comprehensive understanding of the legal and financial aspects involved. Immigrants should familiarize themselves with the local real estate market, property values, and the various neighborhoods within the province to make informed decisions about their prospective homes.

One crucial aspect for immigrants to explore is the mortgage system in Canada. Understanding the eligibility criteria, interest rates, and repayment terms associated with mortgage loans is essential. This knowledge will empower immigrants to make sound financial decisions when seeking financing for their home purchases.

Moreover, immigrants should be aware of the legal requirements and documentation needed for a smooth property transaction. Engaging with legal professionals and real estate agents can provide valuable guidance through the legal intricacies, ensuring that the homebuying process adheres to all regulations and safeguards the interests of the buyers.

In addition to legal considerations, immigrants must also evaluate their financial capacity realistically. This involves assessing their creditworthiness, calculating the mortgage amount they can comfortably afford, and planning for additional costs such as property taxes, insurance, and maintenance expenses.

To further enhance their understanding, immigrants should attend workshops, seminars, or informational sessions offered by local authorities, financial institutions, or community organizations. These resources can provide invaluable insights into the specific nuances of the homebuying process in BC, helping immigrants navigate the complex journey with confidence.

For this reason, the Canadian Iranian Foundation has organized a seminar on February 11th at the West Vancouver Community Center to teach these civil laws to Persian speakers. The foundation has decided to accompany this seminar with recreation and sports.

Nassreen Filsoof, the founder of the Canadian Iranian Foundation, introduces Sima Mirzaaghaee, a financial advisor on mortgage affairs, continues the program. She introduces herself and says she came to Canada fifteen years ago and initially tried to obtain official documents for investment consultancy and mortgage loans.

Sima says that you work hard every day to earn money and must use it wisely so that it does not go to waste. She provides information on the specifics of obtaining mortgage loans from banks or private lenders.

She explains the differences between renting and buying a house and which one is better. Sima provides more detailed information on how banks profit from loans.

Majid Moshiri, a member of the Canadian Iranian Foundation, talks about the goals of the foundation and the necessity of holding such seminars. He emphasizes the importance of donating to the foundation, which is a charitable institution. He says that donation is a culture. Even if we donate a dollar, we make a difference.

Then Soheil and Tahereh sing some Iranian songs as the audience prepares for a break reception.

In the second part of the program, Nassreen Filsoof introduces Moe Pourtaghi, a housing expert.

Moe explains renting and buying a house in British Columbia. Then he explains the types of residential houses and possible repairs in them.

He explains the stages of buying a house and the possible expenses alongside buying a house. He talks about the importance of home insurance and important points about home insurance prices due to the location of the houses.
