Town of Neepawa Proposes New Residential Subdivision
In July 2024, the Town of Neepawa purchased 320 acres of land on the northwestern edge of town as an investment in future development. By February 2025, they introduced Phase I of what is now called Project 320—an ambitious residential subdivision that will utilize 58 of those acres, directly adjacent to existing buildings.
The proposed subdivision primarily consists of single-dwelling lots with a significant amount of greenspace, while also incorporating opportunities for multi-unit dwellings. These range from four-plexes to apartment buildings, strategically placed in the transition zone between existing industrial sites and family housing.
CAO Colleen Synchyshyn and Director of Operations Denis Saquet noted that lessons learned from the town’s previous development project on the old CN property have helped streamline their approach. This time, they anticipate being able to significantly reduce the required timelines. However, despite strong public interest at the open house—where many were eager to purchase lots immediately—the town estimates it will take at least 12 to 18 months before they become available.
The open house was designed to gather public feedback and ensure the development aligns with community needs. Town officials have also been engaging directly with potential developers to better understand their preferences and requirements.
“If there are developers who want a specific lot design, if they want to bring their projects to Neepawa, we want to accommodate that,” said Synchyshyn, emphasizing the town’s openness to collaboration.
Before lots are officially available, several key steps remain. The proposal must be submitted to the province, and studies—including a drainage assessment and a traffic impact review—must be completed. Some of these processes are already underway, and town officials have assured residents that there will be additional opportunities for public input before the subdivision becomes a reality.
