Group Zelo speaks about the progress of their Wakefield Hills Development

LJI journalist Lisa Utronki spoke to Christopher Brice about the ongoing progress of the Wakefield Hills Development. He was made aware that demands for types of units were different than they anticipated during the first phase. This prompted them to modify their plans to create more for this particular type of demand.  Group Zelo speaks about the public consultation process that took place in Wakefield and how they went about finding solutions regarding some of concerns that had been raised.  

The current housing crisis is being felt right across Canada and with La Peche being in proximity to the Nation’s Capital the impact is sever for those looking for rentals and first-time home ownership.  At this time, there is a lot of concerns for the need of affordable housing here in La Peche.  Affordability is at the top of the list and because of these concerns, Zelo offered 8 units as affordable housing.

Unfortunately, L’Office d'habitation de l'Outaouais felt that the units were overpriced which has resulted in the rescinding of the offer for the 8 units.  Group Zelo explains that they choose quality so therefore the cost is warranted.

Water, traffic and environmental impacts are also of concern for the residents. Christopher explains in detail the studies that were conducted because of these concerns.  Zelo talks about their positive experience in working with the municipality and because of a rapidly moving seller's market the units in phase one sold quickly. Since then, building material prices have skyrocketed which will likely lead to increased prices and possible delays in construction for subsequent units.
